Brochures and Information about the Property
Be sure your brochures and flyers include pertinent
information so that the Buyer needs not ask or wonder whether a home has
two furnaces or a half bath on the main floor etc. If you don't have
adequate information in the form of flyers or brochures on your signs,
you may lose a potential buyer.
Today's buyers are interested in one thing from you and, that is the
information they require themselves to have before they will call you or
set foot into your listing. MLS photos are no longer adequate for
today's busy buyers. They shop online first, they study school systems
and a local neighborhoods, long before they read your brochure or flyer
or even pull up your listing online. Make sure you have all the
information they need about the property on your signs. That includes
details. Details are specific to systems, floors, fixtures, views and
everything you can possibly mention about the property, and that means
room by room. Detail Inserts are good for Brochures & Sign Flyers which
include price on high end properties.
Why would one property need a full blown $1000
brochure instead of a flyer?
It usually depends on the price point of the neighborhood.
If the land is the most valuable part of the price, then a property
listed at $1,250,000 might be a tear-down so no, you would only use a
simple flyer. If a property is in a neighborhood where the
structure is the most valuable part of the price, then you may want more
photos, more details about all the amenities and that would probably
justify a brochure, perhaps not the $1000 kind, but a tabloid style four
page brochure which would be mostly photographs of the interior and
simply an 11 x 17 fold over.
Keep in mind that brochures for Agents and Properties always vary.
One template brochure for one property may not work for another, so you
must keep aware of the flavor of your listing and its decor and
incorporate that into the property brochure or flyer. Example, a more
contemporary home likely needs cleaner lines, no curly cues and a
straight forward font. Fonts can make or break a brochure or
flyer. Use them carefully.
Sample brochures below are for one agent with like properties,
however, each brochure can make a difference and should be reflective of
the property it represents. For larger properties in the high end, you
may want to invest in a property website for your
online brochure. This
allows Buyers to peruse photographs at their leisure and spend some time
dreaming about the property before they actually see it.
